Financial Transparency
No. Our strategic audits, agent introductions, and ongoing transaction oversight are provided at zero cost to buyers and sellers nationwide. We are compensated through standard real estate referral agreements upon a successful closing
Every contract is negotiable between you and your agent. I am an independent consultant and do not set commissions or contract terms; my role is to ensure you are matched with an expert who treats your transaction with the rigor it deserves. I prioritize agents with proven negotiation records because a “cheap” commission is irrelevant if the agent lacks the skills to protect your equity and ultimately costs you money through poor negotiation or avoidable mistakes. I find you the professional best equipped to prevent that.
No. By law, there is no “standard” fee—every commission is entirely negotiable.
Can I help you negotiate? Absolutely. I know how to negotiate with a negotiator because I am one. I use my industry leverage to advocate for competitive rates and screen out hidden “junk fees” before I ever make an introduction. However, the final decision is always yours. My job is to secure the best possible financial terms upfront; your job is to decide if the agent’s value justifies the fee.

No. Unlike websites that sell placement to the highest bidder—a practice that actively hurts consumers—my recommendations are based strictly on merit and performance data. Agents cannot buy their way onto your list.
Financial Transparency Referral fees are negotiated individually with each agent to ensure full compliance with independent pricing laws. My priority is securing the right talent for your property, not a specific percentage. If the data proves an agent is the best fit, I make the financials work.
My Network vs. Your Results I have made thousands of connections during my time as an agent, but clients always come first. To ensure you get the best representation, I use a “Data-First” system: I identify candidates based on their sold volume and negotiation records before I ever look at who I know. My network is used to verify their reputation, never to bypass the data.
I typically start at 25%—paid by the receiving agent’s brokerage out of their commission—but this is always negotiated on a case-by-case basis between the receiving agent and myself. In fact, depending on the size of the deal and how hands-on I need to be as your sounding board, I actively work with the receiving agent to reduce that fee.
Why this matters to you: Corporate lead-gen sites like HomeLight recently bumped their fees to 33%, and some platforms demand 40% or even 50% just to feed their massive national advertising budgets. When a tech company takes a third to a half of an agent’s paycheck to pay for their commercials, your deal stops being the agent’s top priority, and many of the best agents refuse to even work for such high fees.
By keeping my fee reasonable and flexible, I ensure that the top-tier agent I match you with actually wants to hustle and win for you.
Strategy
Traditional portals frequently sell client contact information to agents who pay for ad placement or zip-code territory. Find Agents Now does not accept payment from agents to join our network; matches are determined strictly by performance data, local market share, and transaction history.
Absolutely not. While I operate out of one of the top-selling Coldwell Banker offices, my search is completely market-agnostic.
It is an open secret in the real estate industry that most agents default to keeping referrals “in-network.” Major brokerages build closed-loop internal directories and heavily encourage their agents to keep referral revenue “in the family.” When a standard agent has an out-of-state client, the path of least resistance is to simply open their company directory and pick an agent with the same corporate logo.
That is a massive disservice to the consumer. A corporate logo does not sell your home; a highly competent local expert does.
Because my loyalty is to the data and your result, I audit the entire market. I look at every boutique firm, independent brokerage, and major national franchise in your specific zip code. Will I ever recommend an agent affiliated with my same brokerage? Yes—but only if the raw production data proves they are objectively the best listing agent for your specific property.
If the absolute best agent for your home is at a competing firm, that is exactly who I will recommend.
Yes. We have decades of experience helping both real estate buyers and sellers.
Yes. Generic agents struggle with unique assets. I filter for specialists. If you are selling a horse property, a multi-million dollar waterfront estate, or an investment portfolio, I find the agent who has a verified track record with that exact asset class in the last 24 months. It’s also worth noting that during my sales career I sold numerous pieces of land, teardowns, etc. that eventually were redeveloped.
However, I value transparency above all else. If I audit the market and cannot find an agent who meets my standard for your specific situation, I will tell you. I would rather decline the assignment than match you with the wrong person.
Every audit is personally overseen by Principal Cyrus Vaghar, a licensed real estate broker affiliated with Coldwell Banker Realty (International President’s Circle, Top 5% globally). Backed by over $300,000,000 in closed residential sales and 400+ team career transactions, Cyrus applies direct high-volume market experience to audit agent performance rather than relying on automated algorithms.
We analyze live MLS production data, list-to-sale price ratios, median days on market, and active negotiation records. “Automated portals treat buyers and sellers as leads to sell to the highest bidder,” explains Principal Cyrus Vaghar. “Our model treats the transaction as a high-stakes asset audit, identifying local agents with proven transactional velocity in your specific zip code.”
Process and Expectations
In general, the strategic sweet spot is 6 to 8 months before you want to move. This gives you maximum leverage and access to seasonal inventory without becoming “fatigued.” For ultra-luxury estates or complex deals, starting even sooner may be necessary. However, life happens fast—if you are on a tight deadline, out goal is to audit the market and match you with a top agent 48 hours or less.

The market moves fast, and so do I. Once you complete the confidential intake, we usually have our strategy call within 24 hours. You will typically have my vetted recommendation 24 hours after that.
No. There are no contracts, no exclusive agreements, and no obligations to use my recommendation. My role is to perform the market intelligence and deliver the verdict. All I require is a 15-minute intake to define your objectives and specific parameters.
If you don’t find my recommendation superior to your own search, you are under no obligation to move forward. Total transparency. Total autonomy.
Zero obligation. I provide you with a recommendation based on data and personal vetting. If you meet them and don’t feel the chemistry, you don’t hire them. You retain full control at all times.
I shift from “Headhunter” to “Strategic Consultant.” While your local agent handles the state-specific contracts and legalities, I remain available as your independent sounding board. If you need a second opinion on a negotiation strategy or feel communication is dropping off, I stay involved until the deal is closed.
